Resident Benefit Package (RBP) is REQUIRED with ALL Maxfield Property Management Lease Agreements. RBP will be billed monthly that includes the insurance liability benefit and service benefit. Tenants are encouraged to still obtain insurance for personal property.

NO RENEWAL FEES
We never charge renewal fees when you renew your lease. It’s our way of saying thanks for being a good tenant and part of our Resident Benefits Package.
SECURITY DEPOSIT PROTECTION
If your property is foreclosed on for any reason, we guarantee the protection of your security deposit.
LOW-COST PROPERTY DAMAGE LIABILITY WAVIER (PDLW)
We require residents to maintain a $100,000 PDLW for accidental damage arising from fire, smoke, explosion, water discharge, or sewer back up caused by negligent acts or omissions. This coverage is just $15 per month and added to your monthly statement. Personal renter’s insurance is recommended by not required. There’s no deductible when one of the covered perils happens.
SECURE ONLINE PORTAL and ONLINE RENT PAYMENTS
View payment history, make repair requests and update your info anytime. We also provide the ability and convenience to pay rent online by Electronic Check eliminating the hassle of mailing and standing in line at the post office. You also avoid the $25 additional check processing fee when a payment is received by mail. For those tenants that wish to pay with a debit card or credit card – that option is also available for a small fee.
CONVENIENT CASH PAYMENTS
Never have to take time off work or drive to our office to make a payment. If you choose this method, we will provide you with a reusable PaySlip™ that you can use at WalMart, 7-Eleven, CVS Pharmacy, and Ace Cash Express to pay your rent in cash. Your rent payment immediately marked as paid. There is a $3.99 processing fee for each transaction up to $2000 ($1500 for 7-Eleven).
FREE CREDIT REPORTING FOR ALL RENTAL PAYMENTS
Increase your credit score with our credit reporting of all on-time rental payments to Experian’s RentBureau.
ONLINE PET PROFILE
Our pet profile securely stores all your pet’s vital information and can easily be shared with veterinarians, animal hospitals, pet sitters and doggie daycares.
5 YEAR DOCUMENT STORAGE
No need to track and store all your important documents. All leasing documents, work order history, and other important communication will be stored through our Tenant Portal.
EMERGENCY NETWORK SERVICES
We’re on call 24/7/365 for you. For Emergencies we have a 24-hour hotline for Emergencies: A sudden unforeseen crisis (usually involving danger) that requires immediate action. Examples would be Fire, Flooding, Sewer Back-Up and Exposed Wiring.
QUALITY REPAIRS
Our vendors are pre-screened to ensure they are knowledgeable and friendly, and they leave your property clean after a job. We will even send you a maintenance survey after the job so you can give your honest feedback.
ONE-TIME FEE REVERSAL VOUCHER
Get a one-time fee reversal voucher worth up to $250 for any fee incurred during your lease term (NSF Fee, Late Fee, Legal Service Fee). This voucher is valid for use within 60 days of the original charge and cannot be used after move out. To qualify for the voucher when using it for late rent payment, the rent must be paid by the 10th of the same month.
ONLINE PET PROFILE
Our pet profile securely stores all your pet’s vital information and can easily be shared with veterinarians, animal hospitals, pet sitters and doggie daycares.
UTILITY CONCIERGE
Our team will establish utilities that cannot be placed in the Tenant's name - typically Water, Sewer, Trash, or any shared Utilities between Units. There is no extra billing fees for this service. (All Utilities will be billed per the Lease)
HOME OWNERSHIP GRANT
Up to 10% of your monthly rent payment goes towards any future property purchase when you use Landlord's Preferred Real Estate Broker. (See Landlord for complete details)
