Free Property ConsultationInvesting In West Jordan
With the fourth largest populated city, West Jordan has experienced substantial growth over the past three decades.
West Jordan experienced a tremendous amount of growth beginning in the late 1970’s through the early 1990’s and then again in the early 2000’s. West Jordan is a solid blue collar working class area with a good mix of renters and homeowners. The median income is about 25% less and housing prices are 30% less than its neighbor South Jordan. Median rent prices are lower also but investors can find solid performing investments.
Investors interested in West Jordan should look for an updated property or plan on investing some money into improving and updating slightly older properties.
We are big fans of West Jordan and manage many properties in the area. We also find that West Jordan’s affordability and proximity is rich with opportunities for investors from renovations and flipping to buy and hold strategies. Investors that have more cash than the required down payment and some tolerance for slightly higher risk, will be rewarded with higher returns.
Pros
- Lower than average home price presents buying opportunity
- Close proximity to the center of the Salt Lake Valley
- Multiple investor strategies
- Cap rate (investor rate of return) is higher than some areas
Cons
- Increased capital investment for needed updates
- Older schools are rated lower than some neighboring cities
- Crime rate is higher than some areas
- Active management may be required
